CHALLENGE:
To meet current building compliance in New Zealand, Renegade Electrics was tasked with designing and implementing a small PLC control system for the emergency automatic roller door automation along with shutdown of local HVAC services in the event of a fire during trading hours. Additional high bay lighting and emergency high bay/exit lighting control, charging and testing was also required. This building automation solution also needed to maintain the buildings security by preventing the operation of the doors
out of hours.

THE SOLUTION:
We designed and programmed a simple automation system comprising of a small control panel, with PLC and HMI.
The PLC automation opens both the entry and exit roller doors automatically, irrespective of any end user local operation, providing the sites intruder alarm panel is disarmed and the PLC is receiving a fire alarm trigger command from the onsite dedicated fire alarm panel.
We designed and installed a simple dedicated closed loop system, to eliminate any roller door discrepancies (from its internal sprung loading and physical weight) to ensure the system is 100% reliable.

The sites high bay lighting and "maintained emergency" lighting control is also automated through the control panel by switching on and off the lighting circuits according to the intruder alarm "disarmed" and "armed"states respectively.

HVAC safety load shedding and transitioning is also automated through the control panel and is performed in the same manner, so that both fire alarm "trigger" activations or intruder alarm "armed" activations shut the HVAC down and and then transition the HVAC back on following the return to "normal" states.
THE TECHNOLOGY:
We utilized one Schneider Zelio SR3B262BD PLC module with Modbus network cards to provide the automation and communication of the BMS control panel.

As building automation specialists, we leveraged the networking capabilities of these controllers for a seamless installation process, eliminating the need for extensive cabling. Utilizing Modbus communication protocol we ensured local control and monitoring by the end users, with an efficient and cost-effective control solution.

We utilized a Schneider HMISTO511 HMI (Human Machine Interface) to enable basic end user control, monitoring and trending for on/off times and feedback. The end user or technician can access and interact with this information either locally on the site panel or via additional physical inputs (buttons/switches) in the field..

ADVANCED FEATURES:
Temperature protective control is an option often implemented in all of our control panels, with VSD's to ensure each enclosure does not overheat. A thermistor continuously monitors internal temperatures and will cycle on/off the panel fans if if the temperature reaches in excess of 40oC. The HMI can be programmed to show logging trends, events and alarms. Panel over temperature conditions are an unlikely scenario for this project as the VSD operation is typically of short duration (30s max) and performed typically only twice a day.
